Analyst, Asset Management

Job Summary:

Reporting to the Asset Management Director, the Asset Management Analyst will help execute the team's strategy to grow and drive results within a multi-residential portfolio. They will perform analysis on the current asset portfolio, complete financial analysis on value enhancing strategies, assist in developing operating budgets, and collaborate with different departments to determine how to maximize the value of assets.


Key Responsibilities:

  • Developing asset level strategies including stabilized rent, occupancy, and NOI margin targets and reviewing/approving capital plans required to achieve targets; Periodically reviewing performance of said assets to ensure
  • Supporting operations in determining the most effective pricing strategy and processing changes as necessary; Including analysis of competitors, historical unit pricing, & current offers
  • Assisting with budget preparation; support in setting operational and financial targets that achieve organizational goals; helping to develop and refine assumptions with the property management team; reviewing and refining budgets to improve quality; and, preparing presentation materials for field and executive levels
  • Collecting feedback from RVPs & SVPs on their NOI budget to actual variances – summarizing data for presentation to C-suite
  • Reviewing operational performance of assets to ensure financial performance will be met
  • Providing updates and timelines on the classifications of buildings; Advising of any impediments to achieving the targets as outlined on the asset plan
  • Review proposed value add capital expenditures to ensure alignment with the asset strategy
  • Supporting C-suite, the Capital Markets team, and the Investments team with information regarding the financial performance of assets
  • Reviewing and advising of the impacts of proposed promotions to the operations team; Ensuring short-term incentives are aligned with the long-term strategy of the asset
  • Supporting annual valuations by working on year one NOI, SNOI, cap rates, assumptions, adjustments, and building selection for appraisals
  • Establish and foster strong relationships throughout the organization as a multifamily asset management expert
  • Develop and strengthen relationships with industry peers
  • Ah hoc projects as required



  • Undergraduate Degree in Finance, Information Technology, Accounting, or Commerce  
  • Enrolled or willingness to purse a financial designation is an asset (CFA, CPA etc.)
  • Advanced Microsoft Office skills, including Excel, PowerPoint, and Word
